Gleason Lake Drive Reconstruction Project
Construction Update – July 5, 2024 - Final Project Update
Phase 1A, 1B, and 2 – Kingsview Lane, Niagara Lane, and Gleason Lake Drive (between Vicksburg Lane and Niagara Lane)
The contractor is continuing work on minor punch list and warranty items in this area as needed.
Phase 3 - Gleason Lake Drive between Niagara Lane and Carlson Parkway
The road painting has been completed. The contractor plans to remove the traffic control signs the week of July 8. The contractor will continue to work on minor punch list and warranty items in this area as needed.
Sod Replacement Guidelines and Maintenance
New sod has been installed to restore front yards disturbed with the project. Sod installed with the project will be maintained by the contractor for the first 30 days only. City staff will inspect the sod at the end of the 30-day period and have the contractor replace any areas in poor condition. After this initial 30 days, maintenance and care of the sod will be the responsibility of the property owner. Neither the contractor nor the city will be responsible for replacing dead sod once it is the property owner’s responsibility to maintain. Below are some guidelines to help care for new sod:
- While the contractor is responsible for sod maintenance for the first 30 days, property owners are encouraged to provide additional assistance if needed to help ensure the long-term success of the sod. This includes watering if you notice the sod is drying out in between days of the contractor’s watering.
- It is important for residents to not mow during the first 30 days.
- Avoid walking on the new sod for the first couple of weeks after installation as much as possible.
- Be patient, areas of damaged sod will often recover.
- It may take a few growing seasons before the sod is fully established to the hearty condition of the rest of the yard.
Project Overview
This project involves improvements to Gleason Lake Drive and surrounding streets as shown on the adjacent map.
Improvements to Gleason Lake Drive and Niagara Lane include street reconstruction, which completely rebuilds an existing street. The project will include installation of concrete curb and gutter, storm sewer improvements, trail gap improvements, and rehabilitation or replacement of the existing water main.
Improvements to Kingsview Lane include full depth reclamation of pavement, which involves completely removing (reclaiming) the existing pavement and paving a new roadway surface. Also included are repairs to concrete curb and gutter, and utilities.
The project previously included improvements to Carlson Parkway and 6th Avenue. These improvements have been shifted to future years in the city's Capital Improvement Plan.
Anticipated Schedule
- Information Gathering/Project Design: summer 2021 – fall 2022
- Neighborhood Meeting for Carlson Parkway and 6th Avenue Area: Nov. 8, 2021 at 5 p.m.
- Neighborhood Meeting for Gleason Lake Drive, Niagara Lane and Kingsview Lane area: Nov. 8, 2021 at 6:30 p.m.
- Neighborhood Meeting - open-house format: Nov. 30, 2022, 5:30 p.m. to 7:30 p.m.
- Public Hearing:
Apr. 11, 2023 at 7 p.m.
